Schedule
How long does a remodel take in Lake Forest?
Construction timing in Lake Forest depends on the room, the structural work involved, review time at City of Lake Forest Community Development Department, material lead times, and whether several spaces are coordinated together.
1890s-1960s houses carry more unknowns behind the plaster than newer construction, so the schedule is built with contingency for what demolition exposes. Locally that also means drainage and moisture: lake Forest sits on a raised Lake Michigan bluff with a mature tree canopy and generous wooded lots, which creates three conditions that affect remodeling planning. First, tree-protection ordinances require survey and approval before any excavation near protected root zones, which affects basement additions and exterior footprint changes. Second, lakefront and ravine parcels experience more aggressive freeze-thaw cycling than inland Lake County suburbs, which influences below-grade waterproofing, tile substrate selection, and drain placement in lower-level renovations. Third, the bluff topography means many properties have grade-level entries on one side and walk-out lower levels on the other, which shapes how basement remodels connect to the site and what permits they require.
Custom cabinetry, stone and specialty tile carry the longest lead times. Delta confirms product availability before construction is scheduled, so the project does not stall mid build waiting on materials.

What we build
What we design and build in Lake Forest
Every room is planned as one integrated project rather than a sequence of separate trades, and specified against large estates, landmark-designated historic homes, custom-built residences on wooded bluff lots, and a smaller inventory of postwar single-family homes on standard lots closer to the western boundary
Kitchen Remodeling in Lake Forest
Kitchen projects often focus on cabinetry, islands, storage, appliance placement, lighting, and the connection between prep space and adjacent living areas. In Lake Forest, the best plans respect large estates, landmark-designated historic homes, custom-built residences on wooded bluff lots, and a smaller inventory of postwar single-family homes on standard lots closer to the western boundary while removing the daily friction in older layouts.
Bathroom Remodeling in Lake Forest
Oversized primary bathrooms in homes built between 1910 and 1960 often retain original marble tile, pedestal-style fixtures, and compartmentalized layouts that feel grand but function poorly by current standards. Guest and secondary bathrooms frequently hold original pre-war details worth preserving. The renovation challenge is extending the home's architectural character into a modern spa primary suite without stripping what makes the house architecturally significant. Walk-in showers, heated floors, better vanities, improved ventilation, and aging-in-place details such as blocking and curbless entries are all specified against what the existing room can actually carry.
Basement Remodeling in Lake Forest
Lake Forest sits on a raised Lake Michigan bluff with a mature tree canopy and generous wooded lots, which creates three conditions that affect remodeling planning. That is the first thing a Lake Forest lower level has to answer, before family rooms, guest suites, gyms, wet bars, or a below-grade bathroom are drawn. Egress, ceiling height, and mechanical routing follow.
Accessible Bathrooms in Lake Forest
ADA-informed bathroom design with curbless showers, grab bar integration, and aging-in-place features that still read as premium residential.
Accessible Kitchens in Lake Forest
Universal-design kitchens with multi-height counters, roll-under zones, and accessible appliances integrated into a luxury finish language.
Whole-home projects in Lake Forest
When several rooms are in scope at once, they are planned as one project so flooring, lighting, plumbing and finish language carry across Lake Forest homes instead of stopping at each doorway.
Lake Forest specifics
What makes remodeling in Lake Forest different
Delta is headquartered at 1212 Ranch Rd in Lake Forest. Lake Forest is not a market we travel into from another state, it is part of the territory the shop has worked since 1987.
1890s-1960s housing stock
Large estates, landmark-designated historic homes, custom-built residences on wooded bluff lots, and a smaller inventory of postwar single-family homes on standard lots closer to the western boundary
How Lake Forest kitchens are planned
Grand estate kitchens with separate butler's pantries and catering prep areas - many still carrying 1990s renovations with laminate-edged islands, closed layouts, and appliance packages that predate today's professional-grade standard. The need now is to open the connection to the family room and great room without compromising the formal character of the entry hall, and to install appliance suites that match the ambition of the home.
How Lake Forest bathrooms are planned
Oversized primary bathrooms in homes built between 1910 and 1960 often retain original marble tile, pedestal-style fixtures, and compartmentalized layouts that feel grand but function poorly by current standards. Guest and secondary bathrooms frequently hold original pre-war details worth preserving. The renovation challenge is extending the home's architectural character into a modern spa primary suite without stripping what makes the house architecturally significant.
Estate kitchen renovations built for serious entertaining
Lake Forest homes were designed to host. The kitchen needs to function as a professional prep environment - La Cornue or Wolf range, integrated Sub-Zero refrigeration and wine storage, an island large enough for a caterer to work alongside the family, and a connected butler's pantry that keeps service invisible from the dining room. Many Lake Forest kitchens have not been renovated since the 1990s and are operationally overdue.
Permit and review requirements are confirmed with City of Lake Forest Community Development Department during planning, before the scope is finalized. See every project we have completed on the completed projects page.

Friendly, efficient, adaptable; delivered as promised. Would recommend.
I am very satisfied with the work that Delta did for my primary bathroom renovation. The contractors were very efficient and I was impressed with the care they took to protect my home while they worked, such as placing tarps over surfaces that they would be working around. Communication with them was great, I was able to get questions answered fast over text message or phone call. My project was completed in a timely manner and I have been enjoying the work they did very much! I would definitely be open to working with them again for additional for projects.
Delta remodeled our master bathroom. The project was complex and involved moving the toilet, shower, removing a soaking tub, and replacing all the surfaces and cabinets. Delta did a fantastic job in an unusual room with lots of custom work. The project was completed a year ago and still looks great. Even better, Delta stands by their work. Several months after our bathroom project was completed, we had leaking in another area of our home which we thought could be connected to the bathroom work. The plumbing issue ended up being unrelated. However, when the leaking started, we called Delta for help. Two Delta folks were at our house within the hour to figure out what the problem was and help us get it solved. I was very impressed that they were so concerned in making sure their work was lasting and that we were happy with the new bathroom. We ended up hiring them to fix the additional plumbing issue because we knew they would do a good job.
Super impressed with their work! Our living space feels brand new. The crew was efficient, respectful, and paid attention to every detail. Highly recommend for any remodeling needs.
